Related Ross buys North 40, the offices across Yamato from BRiC

A swim advisory at four beaches, a new job for the departing city manager, and a free dog morning at Countess de Hoernle Park.

In 2019, the two office buildings at Congress Avenue and Yamato Road sold for $68.4 million, the full price for the pair. Now they have sold for $64 million total, to the company that also owns the old IBM campus across the street.

The big story

Related Ross has bought North 40, the two office buildings at 5201 Congress Avenue and 901 Yamato Road, for $64 million total. Across Yamato Road sits the Boca Raton Innovation Campus, the old IBM site the firm bought in September. The sellers were Mainstreet Capital Partners of Fort Lauderdale and the private equity firm Partners Group. North 40 covers about 354,000 square feet of offices on 23.1 acres in the Park at Broken Sound. Built in 1983 and 1984, the buildings were renovated in the past decade. They are 74 percent leased, and tenants include Cross Country Healthcare. The deal works out to about $181 per square foot of space. In 2019 the same property sold for $68.4 million, so this sale came in at a loss. That puts the offices and the campus on both sides of Yamato in one company's hands. Jordan Bargas, a Related Ross executive vice president, called North 40 "a natural complement to the campus."

Federal Highway narrows downtown for about 10 weeks, and one lane goes for good

Federal Highway now narrows to one lane each way from 9 a.m. to 4 p.m. between SE 5th Street/SE Mizner Boulevard and NE 8th Street/Mizner Boulevard. Crews are working in the median there, part of FDOT's US 1 project. The closures began Oct. 19 and should last about 10 weeks. Farther south, from Camino Real to SE 5th Street, one lane in either direction can close at any hour. Two lanes may close only off-peak, on nights, weekends and days without events. Northbound, that means 10:30 a.m. to 4:30 p.m. and 6:30 p.m. to 7:30 a.m. FDOT says homes and businesses will stay reachable, and the speed limit holds at 35 mph. Some of the change is permanent. From Camino Real to SE Mizner Boulevard, the outside lane goes away for good, replaced by separated bike lanes 7 feet wide and sidewalks 11 feet wide. The whole project is scheduled to finish in fall 2027.

Bacteria readings close the water at four Boca beaches

Swimming was prohibited until further notice at Spanish River, Red Reef, South Inlet Beach Park and South Beach in a city notice dated Oct. 20. The Florida Department of Health of Palm Beach County issued the advisory after recent sampling found high bacteria levels. South Beach was not tested and was added out of caution. The beaches and parks stayed open; only the water was off-limits. More samples were planned, and the city hoped full use could return within 24 to 48 hours. The advisory may have lifted by the time you read this; check the city's alert page or the posted signs before you swim.
